Camp in Maine, Lower Richardson Area

 


Is owning a camp in Maine on your wish list?  We can make that wish come true.  Just coming to the market is our 4-season camp in the Lower Richardson Lake area with 490' of waterfront on Black Brook.  The camp was custom built in 2008 by Jim Adler http://www.jladlercarpentry.com/   It features log siding, green Anderson 400 series windows (tilt wash, with full insect screens), green Anderson 8' slider to fully screened porch, full daylight basement,  and a log sided outbuilding for generator and storage. Camp is very well insulated and is fully wired for electricity if you should want to connect in the future.  Camp road is gated.  

The camp is surrounded by trees and sitting on the porch in the morning with a cup of coffee or tea is a great way to start your day.  Camp is comfortably furnished.  All appliances included. Add your personal furniture and touches, and start enjoying summer on the screened porch.    


Outbuilding has storage for generator which has an "auto start" function.  All you need do when arriving at camp is turn the generator key to "auto," go inside camp, and push the start button inside camp closet.  How easy is that!  Outbuilding overhang shelters two propane tanks with lines to the camp and to the screened porch where you'll find a three burner Weber barbecue ready and waiting for you to start grilling.  


Full basement has propane water heater and propane heater.  We keep the basement heated in winter and that keeps the camp at 40 degrees.  This makes using the camp in winter very easy.  Just build a fire in the wood stove and quickly bring the inside temp from 40 degrees to your desired indoor temp.  The basement is plumbed for a second bathroom or for the addition of washer/dryer if you so desire.  There is also a drain in the basement floor which enables you to store your boat, snow machine, etc. inside the basement and any excess water drains right out.  No mess!


Inside you'll find a great room with kitchen, dining, living and sleeping.  Includes propane refrigerator with freezer, new propane stove, new queen bed.  Sleeping loft includes twin beds.  One more enclosed loft space can be set up with either a twin or double bed. Bathroom is a fully enclosed space with flush toilet, full shower and sink with storage underneath.  


Screened porch runs full width of camp.  Also screened from below to keep you bug-free.  Lovely to keep the sliding doors to the porch open 24/7 in warm weather.  Window from kitchen opens to porch to enable easy transfer of food to grill, plates, etc.  Plates, silverware, utensils, pots/pans included.


So many wonderful amenities at this camp.  We think you'll love it and will enjoy it as much as we have.  Just 8 miles to boat launch at Lower Richardson Lake with free parking for your vehicle and boat trailer.  The Richardson Lake area consists of Upper and Lower Richardson lakes.  They are 17 miles in length, with many islands and waterfront areas with sandy beaches where you can camp or picnic.  Fish include trout and salmon.  The Richardson lakes are the only bodies of water in the Rangeley Lakes Region to have lake trout (called "togue").  Love to hike?  Only five miles to Appalachian Trail.  Love to ski?  Only 30 minutes to Sunday River Ski Resort  https://www.sundayriver.com/ or Carter's Cross Country Ski Center http://www.cartersxcski.com/,   Very active area snow mobile and ATV clubs as well.
